Priceless Mobile Home Parks: Part 2
Our first iteration, Priceless Mobile Home Parks was one of our most viewed posts. Looks like we all enjoy drooling over these parks. So, in this next edition of ‘give the people what they want’ here’s another group of priceless MHPs.
Capistrano Shores - San Clemente, CA
Located in sunny & pricey south Orange County, CA - Capistrano Shores is quite literally beach front property. With approximately 90 lots, the park boasts multimillion dollar views with double wides selling for over $2 million.
They’re laughably expensive.
Considering neighboring single family homes sell well into the $4-5 million range I suppose it’s a “bargain”. In recent years the residents have purchased a portion of the property pulling association dues down to $800 a month which was a really smart move as management could probably charge 2x that.
I assume these will float away someday, but until then….what a view.
Pointe Dume - Malibu, CA
Another record breaking Malibu park, Pointe Dume sits on priceless land. It’s some of the most desirable real estate in the world. Malibu’s coastline has attracted Hollywood’s elite for generations as its proximity to studios but “small town vibe” makes it a haven for surfing executives & Hollywood insiders.
Homes in Pointe Dume sell for $1M - $4M (thanks to rent control) with lot rent starting at $1000 and reaching over $4000 for some well positioned lots. Makes you wonder what offers the owners have turned down over the years.
Briny Breezes, FL
Florida has the largest number of expensive mobile home parks. Many cater to snowbirds or retirees looking to spend their prime years in warm, tropical weather.
Quintessential Florida park living can be found in Briny Breezes on beautiful Boynton Beach. At first glance the old single-wides ranging from $300k-$600k may not seem like stratosphere prices but considering the price per sf averages $700 that puts you well into luxury property territory.
Two decades ago this MHP was almost acquired for $510 million (with plans to demolish the park and redevelop to luxury housing) valuing each lot around $1 million each at the time.
This park is a glorious covered land play.
Tiger Run - Breckenridge, CO
A posh ski resort town outside Denver, Breckenridge is home to one of the coolest mobile home parks we’ve ever seen.
Tiger Run resort provides visitors with RV & ‘chalet’ amenities (these cabins are privately owned but rented nightly) but if you use your eagle eye they look suspiciously like single wide’s with log siding. Still, considering hotel & home rentals during peak ski season can run several thousand a night, Tiger Run provides affordable lodging in one of the country’s most expensive markets.
Wood logs look just a tab bit nicer than vinyl skirting. Feels like the perfect home for a 28 year old - single - ski bum.
Chateau Le Salle - San Jose, CA
The last few decades have brought Bay Area home values to eye watering heights. A few hold out mobile home parks - that haven’t sold to development firms - also have ‘Chateau’ level pricing.
Chateau Le Salle is centrally located in San Jose - situated on the southern end of the San Francisco Bay. Home prices in the immediate area average $1.2 million so with lot rents ranging from $800-$1600 a month, this park is basically the only affordable housing.
